One of the things your agent might discuss with you is using plants, which can liven up your space so buyers find it irresistible. With that said, check out these five tips for using plants in home staging:

Tip #1 for Using Plants to Stage Your Home: Pick the Right Plants

If you plan to use plants in your home staging efforts, the kinds of plants you choose are very important. Don’t pick any that may be toxic to your pets, and certainly don’t choose big, bushy pieces that will distract prospective buyers.

Go for simple, easy-to-care-for plants that are tough to kill. Pick plants that are drought-tolerant and can thrive in low sunlight. Remember: No plants are better than half-dead, neglected-looking plants are.

Tip #2 for Using Plants to Stage Your Home: Use Plants to Accent Special Spaces

If you have a big, empty corner in your living room, consider placing a large fern or tree there. Use something small on your fireplace mantel, such as a tiny pot of violets, and pick herbs for the kitchen. The idea is to choose plants that complement the rooms – and the spaces – they occupy. If you put a tiny, potted orchid in a corner, it’s going to look small and out of place; on the other hand, if you put a massive peace lily in the middle of your dining room table, it’s going to make the space appear crowded.

Having too many plants can be off-putting to buyers, so don’t go overboard. Pick a plant or two for each room (and maybe not even for each room) so buyers don’t feel like they’ve walked into a greenhouse. You don’t want to distract them from seeing your home’s best features – you only want to use plants as accent pieces that make your home feel livelier.

Tip #4 for Using Plants to Stage Your Home: Put Plants in Unexpected Places

Placing plants in unexpected places doesn’t mean hiding them behind doors – it means putting them where prospective buyers don’t ordinarily expect to see them. Sure, you can have a few herbs on your kitchen windowsill, but it may make more of an impact if you place them on stands near the stove with a tiny pair of scissors. Put a plant on the corner ledge of your garden tub, on your bedside table and on your fireplace mantel. (Remember, you can always move plants to give them a little sun when buyers aren’t touring your home.)

If you’re putting more than one plant in a room or in a part of a room, go for odd numbers – one or three is ideal. That sparks visual interest, which can help buyers leave your home with a good impression.
